Since doing our first deal over 14 years ago, Sunrise Capital has taken 15 MHP deals full cycle, with an average IRR of 42%.
Today Sunrise Capital acquires MHPs inside a fund structure, and our Growth & Income Fund 4 already owns $75MM in MHP assets, all already performing (profitable), with over $11MM in equity in the overall portfolio.
Our primary acquisition strategy is based on acquiring deeply-discounted, light value-add MHPs.
Our intention is to improve and hold these MHP assets in the Fund for 10+ years.
Fund 4 offers an 8-10% Pref, a 70/30 upside split in favor of investors, and we target 100% return of capital within 7 years but then keep LPs in the deal through the lifetime of the Fund.
*In 2023, Fund 4 investors received over $150K in depreciation for every $100K invested due to the tax-efficient nature of MHPS.
